01
Instruction & Documentation
We begin by verifying your identity and reviewing the title deeds. You will complete the standard property information forms, and we will prepare the draft contract for the buyer's solicitor.
02
Enquiries & Contract
We manage all enquiries from the buyer's solicitors, coordinating with you to provide accurate answers. Once satisfied, both parties sign the contract and we agree on a completion date.
03
Exchange & Completion
Exchange of contracts makes the sale legally binding. On the completion day, we receive the funds, pay off any existing mortgage, and confirm legal completion so you can hand over the keys.

Preparing these documents early can significantly speed up your property sale.

The Process & FAQs
Moving home should be an exciting time, not a stressful one. We provide clear advice and fixed fees so you can focus on your move with confidence.
01
How long does the sale process usually take?
While every move is unique, a standard residential sale typically takes 8 to 12 weeks. We ensure your file is managed proactively to minimise delays from external parties.
02
Will I have to pay any additional hidden fees?
No. We provide a transparent fixed-fee quote for residential purchases, sales, and remortgages. You will know exactly what our professional fees are before we begin work on your behalf.
03
What local knowledge do you bring to my move?
Being based in Barnsley means we are familiar with local property market nuances, common title issues in the Yorkshire area, and have established relationships with local estate agents.
